[cvsnt] newbie needs help with server setup

I have tried following the tutorials that are posted o the web, but they are
all for older versions.  I'm looking for an updated version.  I've been
trying to simply checkout a file for hours now, no matter what, the read
only flag is still active.

 

Checkin attempts complain about missing lock file.

 

Anyone want to take pity and help a newbie out?
